How is Atlas Tenant different from a generic background check?
It's built specifically for residential leasing: eviction records, ResidentScore, and fair-housing rules are first-class, not bolted on. Atlas is a Consumer Reporting Agency; reports are furnished in accordance with the FCRA and applicable state and local housing laws.
Who pays, the landlord or the applicant?
Your choice. The default is landlord-paid, and an applicant-paid flow is available if that fits your leasing model. You're only billed after the applicant submits their information.
How fast will I get results?
Database results can return quickly, often the same day. The verified report, including county records and verifications, may take longer depending on the jurisdictions involved. We separate the two so you always know what's confirmed.
Does this handle fair-housing compliance?
Atlas applies state-specific rules automatically, including source-of-income protections and fair-chance housing ordinances where they apply. If you decline an applicant based on a report, the pre-adverse and adverse-action notices and the dispute path are built in.
Can I screen more than one applicant on a lease?
Yes. Add co-applicants or guarantors and they're screened in parallel. You receive one combined report with individual sub-reports.
Are applicant details secure?
All applicant information is protected with advanced encryption and stored on encrypted servers, with strict role-based access so only authorized people can view completed reports.
